FACILITIES AIDE / DAY PORTER
JOB DESCRIPTION
COMPANY: A Star Holdings LLC (common ownership with kink.com, Cybernet Entertainment)
LOCATION: San Francisco. 1717 Mission Street.
REPORTS TO: Facilities Manager
JOB TYPE: Full Time, hourly, non-exempt. Coverage spans building open through close. Some flexibility required for incident response and vendor scheduling.
COMPENSATION: $25.00-$28.00 per hour depending on experience. Paid meal and rest breaks.
OVERVIEW
This is a single building with roughly 100,000 square feet, multiple tenants and event use, and this role covers three functions in one job: day porter, facilities aide, and safety and security support. If something in this building is broken, dirty, unlocked or unsafe, this is the person who finds it first.
A qualified candidate should be attentive to their surroundings, to perform daily and weekly checks of the facilities. The candidate should also be generally aware of people entering and leaving the building, interacting with visitors to make sure they are in the right place, and in some cases making sure that unwelcome visitors depart. This role starts focused on daily operation of the building. We will review scope and fit at ninety days, and as the building's needs grow it may expand into broader facilities coordination.
ESSENTIAL JOB FUNCTIONS
Day porter, cleaning and common areas
- Makes sure the lobby and entrance is clean and presentable before staff and visitors arrive, calling custodial staff as needed.
- Addresses spills, leaks and hazards immediately, placing wet floor signage as needed.
- Checks common area furniture and fixtures for damage and reports what needs repair or replacement.
- Restocks janitorial and restroom supply closets weekly and flags reorder needs.
Building systems and maintenance
- Performs visual checks of HVAC operation in occupied areas and flags anomalies to the Facilities Manager.
- Checks lighting throughout the building, replaces bulbs and reports outages, including exterior and parking lot lighting.
- Checks restrooms for leaks, running toilets and fixture issues.
- Monitors the network equipment closet for obvious issues and escalates internet service problems.
- Performs full roof walks on a periodic schedule.
- Checks plant health and sprinkler system function.
- Receives maintenance requests from tenants and staff, logs them and follows up to resolution.
Safety and security
- Keeps fire exits and stairwells clear of obstructions.
- Confirms exit signage and emergency lighting are illuminated and functional.
- Verifies security cameras are operational.
- Maintains the visitor check-in sheet as a record of building access.
- Logs suspicious activity, incidents and safety concerns, and reviews the incident log for recurring patterns.
- Confirms all restricted areas remain locked, including server rooms, mechanical rooms and storage.
- Reviews key card access logs for anomalies and reports lost or stolen cards immediately.
- Reconciles the key card access list monthly, removing terminated and inactive users.
- Confirms fire extinguishers are in place, charged and unobstructed, and verifies inspection tags and expiration dates.
Opening and closing
- Walks the exterior perimeter at open, checking for graffiti, debris, damaged fencing or gates, and signs of overnight break-in attempts, escalating repairs as necessary.
- Confirms all entry and exit doors close and lock properly.
- Confirms the parking area is clear, the gate and access system are operational, and no unauthorized vehicles are present.
- Performs a final walk-through of all floors and common areas at close.
- Confirms all doors and windows are locked and lights are off in unoccupied areas, excepting required security and emergency lighting.
- Sets the alarm system per closing procedure.
- Completes the daily log and any incident report before leaving.
Inspections and preventive cadence
- Tests emergency lighting and exit signage weekly.
- Checks pest control stations and traps weekly and logs activity for the vendor.
- Reviews the parking area for unauthorized or abandoned vehicles.
- Tests key card access on sample doors weekly to confirm proper function.
- Completes a monthly full building walkthrough with the Facilities Manager, documenting conditions with photos as needed.
- Completes a monthly roof inspection covering drain clearance, ponding and membrane condition, and coordinates vendor repairs when needed.
- Coordinates HVAC filter checks and replacement with the Facilities Manager.
Vendor coordination and records
- Serves as the building's day-to-day point of contact for plumbing, HVAC, internet, pest control and waste management vendors.
- Confirms waste management pickups were completed and checks dumpster and bin condition.
- Escalates recurring maintenance issues to the Facilities Manager for vendor scheduling.
- Maintains the daily log, incident reports and inspection records so the building's history is documented and retrievable.
Emergency and incident response
- Knows the location of the fire alarm panel, main water shutoff and electrical panels.
- Maintains and knows the emergency contact list for property management, vendors and emergency services.
- In the event of an incident, secures the area, documents it with photos and notifies the Facilities Manager immediately.
- Knows evacuation routes and assembly points and can direct occupants during an evacuation.
KNOWLEDGE, SKILLS AND ABILITIES
- 2+ years in facilities, building maintenance, janitorial or day porter work, preferably in a multi-tenant commercial building.
- Working literacy in building systems: HVAC operation, plumbing fixtures, electrical panels, lighting and access control. Able to tell the difference between something to fix and something to escalate.
- Familiarity with fire and life safety equipment, including extinguishers, exit signage, emergency lighting and alarm panels, and with inspection tag requirements.
- Comfortable with access control and camera systems, including reading access logs and deactivating credentials.
- Observant. Can walk the same route daily and notice what changed.
- Disciplined about written documentation. Keeps logs, incident reports and inspection records current without being asked.
- Proficient in Google Sheets and Docs for logs, checklists and reorder forms.
- Able to work independently and set their own daily order of operations against a standing checklist.
- Professional and discreet with tenants, staff, guests and vendors.
- Sex positive, with discretion and respect for tenant, staff and guest privacy. This is an adult company and the building supports adult production and events.
- Able to comfortably lift and carry 50 lbs, work from a ladder, and be on their feet walking the building throughout the shift.
- Bonus: BOMA or OSHA training, prior experience opening or taking over a building, California BSIS guard card, basic hand-tool repair skills, and experience coordinating vendors directly.
